The cost of garden rooms depends on several factors. These factors include materials costs, size, added extras and installation costs. All our garden rooms are fully bespoke and include: Design Consultation, Site Survey, All Groundworks, Services* - Electrics, Ethernet, Water & Waste, All Materials, Manufacturing, Installation, Warranty. *Services subject to customer requirement. Our garden rooms therefore start from £15000 for a 3m x 3m room. All our garden rooms are designed and manufactured using the highest quality materials and all come with a 10-year guarantee. The cheapest garden room options will not include any optional extras.
In many cases, planning permission is not required to build a garden room. Garden room structures fall under permitted developments in the UK and therefore, rarely require planning permission. There are occasional cases when garden rooms do require planning permission however, when a garden room is being used as a self-contained living area- such as when it is being used as a spare bedroom, with a kitchen and bathroom. Our specialist designers will be able to advise on your particular project, and if planning permission is required, we can take care of this for you. However, if you would like a garden room without planning permission, there are several options that have 0 requirements. For example, there is no need for planning permission for a garden bar or a garden office.
Permitted development allows for the improvement or extensions to homes without the need to apply for planning permission as long as they meet certain criteria. More info on this can be found here but our specialists will also be able to advise on this.
The maximum height depends on where the proposed garden room is located. If the garden room is within 2m from the property boundary the maximum height will be 2.5m. If the garden room is more than 2m from property boundary’s this ca be extended to up to 3m.
Although you are able to build up to the boundary line there are a number of stipulations with this. For example there must be a firebreak present giving a minimum of 30minutes of fire resistance. Our specialists will be able to advice on an application-by-application basis.

Yes. Garden rooms require foundations to ensure stability. These foundations play a crucial role in supporting the structure by evenly distributing its weight across the ground. By providing a solid base, foundations contribute to the overall strength and durability of these buildings. Our expert fitters will fit a concrete base and allow time for this to set before building your garden room. We have a few options for the foundations, the most common options are concrete bases as slab or pads.
If there is already a concrete base we may be able to build directly on this. This would be subject to a test on survey for depth and integrity.

The largest fully enclosed footprint allowed under permitted development is 30m2. Outside veranda areas that remain open are not included in this. The Erne is a great example of this with using the maximum enclosed footprint but also having an attached open veranda area that is not included in the permitted developments allowance.
